Wenham home sale tops $3.9 million as trust transfers dominate July activity

Wenham recorded 11 property transfers between July 3 and Aug. 1, with six disclosing a sale price ranging from $1,100,000 to $3,985,000 and a median of $1,635,400. The month's top sale was 120 Grapevine Rd Lot 4, which sold for $3,985,000 on July 9. Five of the 11 transfers, including three that moved property into a trust bearing the same family's name, listed no sale price. With transactions spread across 11 different streets and no repeat clusters, the data shows no single-neighborhood concentration and no basis in the numbers alone for calling the month strong or weak.
